Kiley: There will be a rate hike on Sept 18th, when the Fed meets.  The market is grappling with inflation.  He says 17% of the 25–30-year-olds are living at home and when they venture out on their own there will be more households created.  26% of at-home workers plan to continue working at home.

Bob S: The average market value of a San Diego home is $952,000 with limited inventory.  The market is softening but it’s still a seller’s market.  Heirs of Baby Boomers are utilizing their inheritances to put larger down payments on purchases.  First-time homebuyers are apprehensive to purchase right now but as rates lower, more will enter the market.  A new (Aug ’24) law directed at brokers commissions is creating a lot of issues with buyers as a seller is not now responsible for the buyers’ commission and this may take a lot of potential buyers out of the market altogether.

Cat: She is a broker only, not a direct lender and states there is no shortage of mortgage money.  There is a lot of money available for non-qualifying buyers and non-conforming loans.  The 30-year fixed-rate mortgage is still the most popular program.
